Spanish property bargains in 2013

Spain faced its toughest year yet in 2012 seeing the plummet of property prices that nobody ever was able to imagine. Properties that were once valued as much as 220,000 Euro now being offered as low as 85,000 Euro and still having a hard chance in getting sold.

Spanish banks sustained an ever growing and unwanted property portfolio as developers and home owners failed to face up to their monthly repayments and were forced to give up the unfinished developments and house keys in the laps of the good old bank manager.

Spanish estate agencies had no choice but to unite their forces with the banks (the new Spanish estate agents) in their fight to offload the unwanted stock that the banks possess.

And as for the home owner that just needs to sell, well not a hope in hell as property prices dropped more and more making it practically impossible to fetch a decent sales price.

An "each to their own attitude", developed and a negative vibe together with a weakening exchange rate ripped through the once joyful everlasting holiday atmosphere the Spanish Costa once had, forcing many UK ex-pats to fly back home with their tails between their legs.

But it is not all bad news... Really it is not. Home buyers that have waited patiently for years, attending home exhibitions and doing their homework, are now in a perfect position to invest in some unbelievable bargains in Spain.

Russian and Chinese investors got off to a flying start in summer 2012 and are continuing to snap up the deals on the Spanish Coasts, predominantly Costa Blanca and Marbella.

Many say that these new markets are going to drive the Spanish property market out of the wreckage, however this may be short lived and probably not enough to sell all of the stock properties there are available for sale.

The question is, how long are you prepared to wait? There is plenty available for everyone however nobody is getting any younger.... Carpe Diem, because property in Spain really is "Up for grabs", in 2013.

Alicante Airport cuts tax for airlines that offer new destinations

El Altet, airport in Alicante, Spain has announced that it will provide a 50% discount to airlines using the airport if they open new destinations for passengers in 2013.

The new incentive has been provided to the airlines in a means to reduce the bad debts that the new terminal has incurred.

Rumour has it that the terminal was built to accommodate the growing increase of "Low cost" flights leaving Alicante each day, operated by airlines such as Ryanair and Easy jet.

Now that Ryanair has cut many of its destinations from Alicante after an on going dispute with AENA, it has meant that AENA has been caught in the middle of a world recession and a petty squabble that has forced them to come up with new solutions.

The new destinations from Alicante provided by other airlines will hopefully create a new influx of tourism to the area and hopefully boost the local economy and property market.

The question being, should AENA eat humble pie and give in to Ryanair's demands?

The French connection Barcelona to Paris direct

El Ave, the Spanish high speed rail link will soon offer direct connections to France. In early 2013 it will be possible to travel from Barcelona / Figueres to Paris but will mean having to change trains initially.

However it is scheduled that later in 2013 a direct train from Barcelona to Paris will be possible and will take around 9-10 hours to reach the French Capital.

Hopes are high in the Girona area as it is said to boost local commerce and tourism and plans are being made to offer special package deals to travelling business people and tourists.

The neighbourhood of Sant Narcis will be glad to see the end of the works however and local businesses hope to reap the benefits of the finished project after having to put up with the disturbance of the works since 2008.

Fomento has announced that the inauguration of the first connections to France is scheduled for early 2013.

Making it hard to maintain instant conversations with your loved ones, property managers and estate agents in Spain. We all love a Spanish estate agent after all.

Since the start of the Spanish property boom in 2000, technology and the ability to communicate has advanced considerably. Social media, phone apps and smart phones have dominated the way people interact to the point that normal voice conversations are no longer necessary.

The standard telephone conversation has been moved aside to allow way for Instant messaging services such as Whatsapp, Voxer, Google talk, Viber, Facebook Messenger and of course the good old Skype amongst many others.

These means of communicating are not only low cost and in many cases free but can benefit you as a property owner or visitor in Spain. But is the whole phone app thing a bit confusing for some of you?

Just remember that most modern phones come equipped to run such phone applications (Apps) but you do not have to be a technical genius to be able to use them.

New rental laws make renting safer for property owners in Spain

Great news for landlords in Spain! Ana Pastor, Minister of Fomento (Ministry of development in Spain) has published new laws for long-term rentals. Non-paying tenants are required to provide a valid excuse for non-payment of rent. If a valid argument is not provided and payment is still not made within 10 days, the court will rule the immediate eviction of the non-paying tenant.

This is a slight amendment to what was announced back in October regarding the non payment of rental and was not entirely clear as to when the courts would announce an eviction date. Now it appears to be much clearer. "Immediate court eviction", being the most important factor.

If any of our readers has to evict a tenant since the passing of this new law please tell us how you have got on with the whole process. It would be great to know that the amendments made in the eviction process on paper are actually reflected in reality too. It is a no brainer though, less paperwork and court hours for the judges and less headaches for the landlords....

Other changes were also made with regards to the duration of long-term rental agreements. Before, a standard rental agreement was required, offering a 12 month long term tenancy that could be forcefully renewed by a tenant for the maximum period of 5 years.

The new law now states that the maximum renewal period is for as much as 3 years and in the event that it is absolutely necessary, a landlord can express his/her will to rescind their agreement by simply offering 60 days notice. This can only happen however, when it is for personal or direct family reasons and means that as a result the property that is being rented is needed to provide a home for those family members.

This is not actually a new law that has been passed and has in fact always been the case, however the government has reminded property owners of the measures that can be taken in unforeseeable circumstances.

It is recommended however that if you have a respectful and good long-term tenant in your property, that a suitable and flexible agreement, with a longer notice period, be negotiated when unforeseen circumstances arise.

This new legislation has been passed in an aim to boost the long-term rental market in Spain and hopefully fill the thousands of empty properties that have been purchased for “investment purposes”.

The new plan also tips the balance in the favour of landlords so that long-term rentals from hell are hopefully going to be a thing of the past.

Fomento have also announced that they will be working on a new database to register and store the names of bad paying tenants that have been evicted or reported by landlords making it easier for estate agencies to check the track record of all potential long-term rental candidates. I suppose it is will be similar to ASNEF that is currently used to register bad debtors in Spain.

As a final and useful tip it should also be drafted into your long term agreement that in the event of an unforeseen incident, that the tenant has the obligation to communicate it to the landlord immediately and in the meantime payment of the rent should continue unless agreed otherwise between the two parties.

This way if a tenant tries to make excuses and deliberately find problems in the property in order to refuse payment, the landlord can still force the tenant to continue paying the rent whilst a solution is being found in an agreed and respectful timescale. A tenant dies not have the right to cease payment as a result of a problem that has occurred in the property unless the landlord has agreed otherwise.

Communication of the new laws should also be notified to existing tenants that are renting your property by means of a "burofax con acuse de recibo", * Recorded letter with a notification to the sender that the letter has been received.

Fomento announces new plan to reduce stock property in Spain

Ana Pastor, from the Ministry of “Fomento” (Development Minister of Spain) announced a new long term plan to improve development and expansion in road communications, public transport and the property market today. She said it was time to say goodbye to the “Pharaonic development” that has taken place in recent years and the new plan will offer incentives starting in 2013 with changes that will be gradually implemented on the "horizon", as far into 2024.

As for the property market, Pastor announced the extension, with little change to the previous government's incentive, in relation to long-term rentals and the nationwide refurbishment of "cascos antiguos" (old towns) in order to improve properties that are more than 30 years old.

It was added that newer measures will also be taken to tackle and reduce the stock problem that Spain currently has, an astonishing reality that has now reached over 700,000 unsold properties.

The final decision is to “eliminate” unjustifiable burdens / encumbrances on land and planning.

El AVE, high speed rail link will continue to develop in practically all areas of Spain meaning that funding will continue to be injected into this ambitious and exciting project, offering a more comfortable and rapid means of transport throughout Spain.

As far as road communications are concerned, it would be hard to knock the Spaniards when comparing the time it takes for road works to be finished in the UK but still, the Spanish government will strive to make road connections even better throughout the nation.

Spanish mortgages drop as Euribor reaches record low

April offered a breath of fresh air to many Spanish property owners as the Euribor dropped to a shocking closure of 1.368%. This latest index has made a difference of 0.718 points between the Euribor index in April 2010 (2.086%)

Good news for property owners in Spain as this will mean an annual saving of around 600 Euro for anyone with a mortgage of 130,000 Euro over 25 years and mortgage conditions of Euribor + 1%.

This is also good news for Spanish mortgage holders who are struggling to keep up with payments.

The other advantage is that Spanish banks are now making more of an effort to renegotiate existing mortgage terms with home owners in dire straits and in an attempt to reduce the influx of new repossessions.

Alicante is the leading Province for Property Sales in Spain

Alicante has become the leading province for property sales with a registered closure of 9,200 properties in 2011. The majority of these sales were aggressively reduced priced homes to mainly Russian, Norwegian and British buyers, with the local market arriving closely in fourth place.

The most recent reports also state that Alicante has closed over 10,730 sales within the whole of the Valencia community, which puts the figures above the 9,300 sales in 2010 and 7,400 in 2009. Not bad really considering the current economic situation.

Reports also state that the overall property sales prices in 2011 are marginally higher than previous years, however were taken using the average sales prices as the figure to base their study on. The fact of the matter is that property prices in the Alicante area and many other areas of Spain, have continued to drop and in most cases only emergency sales at aggressively low prices have actually sold. (*Depending on how the statistics have been calculated property prices have dropped 18% in the Alicante area between Feb 2011 - Feb 2012 and as a national statistic as much as 8% between March 2011 and March 2012.)

Market prices do seem to have stabilised slightly in the first quarter of 2012 and the cost to buy a property in comparison to previous years is more attractive than ever.

At this time the Alicante province represents around 30% of all property sales transactions in Spain, with leading buyers from Russia, Norway and Great Britain. Other Spanish provinces that have also closed a larger numbers of sales are the Balearic Islands and Malaga.

Now is the time to start putting the ball in motion. 2012 is a great year to invest in Spain again!! Study the form, do your homework and take advantage of the opportunities that are here waiting for you. Are we facing the dawn of a new property market …?

Ryanair threaten to reduce flights to Alicante until the end of 2012

Luis Seller, the judge for the magistrate courts of Elche (Elx) passed his sentence in favour of AENA announcing that he does not view any abusive demands in obligating Ryanair to use the micro tunnels allowing their passengers to board planes instead of walking the tar mac and using the conventional boarding steps.

Ryanair reduced their flights to Alicante airport by 50% this winter and in the first trimester of 2012 a further 10%, which has resulted in the loss of up to 200.000 passengers.

Although some opinions say that Ryanair should be not allowed to “Hacer lo que les da la gana”, to do whatever they please, others feel that even though AENA have won the court case they are effectively cutting their nose off to spite their face.

Hence causing one of their principle clients to walk away from Alicante and allocate their Low Cost Flights to other Spanish airports like Barcelona, Bilbao, Madrid and Palma de Mallorca. Such measures at the same time have created competition for other airlines principally Air berlin and Iberia Express.

In the end I think we all know however that both parties will finally kiss and make up. Both Alicante airport and Ryanair are getting some fantastic publicity as a result of this dispute and I cannot help but think that it is all an attempt to boost future sales and air traffic to the Alicante in the near future. We have to remain positive ;-)

How to sell your Spanish Property in times of crisis

Despite the rumours that the Spanish property world is on the brink of destruction the reality is that Spanish home owners that want to sell, still need to sell and have to do whatever it takes to sell, sell, sell!

Here are a few tips to point you in the right direction.

Select estate agencies for the job

It is true that there are less of them around but the ones that are left are there for a reason, because they are good at what they do and are taking the bull by the horns.

Interview several and take on the two that give you the best impression. Don´t take on any more than 2 at any one time and don´t ever sign an exclusivity agreement. Make the agencies work for their commission.

Adjust and market your Spanish property for a realistic price

Forget about what the property cost you and forget about how much of a loss you may be expected to make. Leave your pride and your ego at the door. Those days are gone and realism is the only way forward.

You simply have two options. Sell for the price the market is demanding or ride out the storm.

Advertise your Spanish Home

Even though you have an agent trying to sell your property, be pro-active yourself. Advertise your property on the internet yourself and also with your local agent in the UK that deals with overseas property and get your property seen by more people.

If you have a viewing, get your local agent involved and negotiate his / her commission for finding them the lead. As long as everybody makes something out of the deal in the end it is a job well done. Remember it is a numbers game at the end of the day. Who cares who gets the lead? Just get the house sold.

Take pride in the appearance

Whether your property is closed up for many months of the year or if you are currently living in Spain, the way your present your home is very important. Large developers spend money in making sure that their show homes look and smell presentable.

Do the same you would be surprised how much of a difference it makes. If the property is locked up for months on end, ask someone to do a periodic clean and air the property regularly. There is nothing worse than showing people around a home that smells like an old warehouse.

Viewings

If you are present when viewings take place make sure your potential buyers are made to feel at home. Let them walk freely around he house and don´t follow them around everywhere. If they have any questions they will ask.

Subtly accompany them and if they appear very interested make sure you allow them time to discuss the features of the home amongst themselves.

Don´t let them feel pressurized in any way and do not feed them with too much information all in one go. If they are really interested they will ask you and most likely arrange to view the property again. If it is a Spanish buyer that means with the whole family ;-) Go for it! As many viewings as it takes in order to get that sale.

The Bank

This is the hardest part of all at the moment. Banks are not willing to be flexible in any way and in many cases have actually stopped lending all together. Your potential buyer needs to have plenty of capital and a good income to even be considered as a potential mortgage candidate.

Your agency should really determine this quickly to avoid making unnecessary viewings. One thing is to carry out viewings to get a sale and the other is to waste time.

Spanish Property IVA reduction extended for 12 months

Spain’s new Prime Minister Mariano Rajoy has got his first term off to a flying start by making some tough decisions in a rapid attempt to bandage the wounded Spanish economy.

One decision that Rajoy made that will benefit the Spanish Property market is the extension of the reduced IVA (4%) for the purchase of new build homes in Spain.

Rajoy claimed that the temporary measure made by Jose Rodriguez Zapatero to reduce the IVA until the end of 2011, was not enough to take effect and therefore it is “logical” for the Spanish IVA reduction to continue into 2012 for a further 12 months.
